A Public hearing will be held before and by the Board of Trustees of the Incorporated Village of Port Washington North, Nassau County, New York at Village Hall, 3 Pleasant Avenue, Port Washington, New York on May 30, 2024, at 7:30 p.m.
The public hearing will be on the application of New Oasis Development LLC, the applicant and contract vendee for 7.45 acres of vacant land at Valley Road and Avenue C, situated south of Radcliff Avenue and northwest of Valley Road in the Village of Port Washington North and designated as Section 4, Block 28, Lot 82 (formerly Section 4, Block J, Lot 755) on the land and Tax Map of Nassau County and located in the Village’s Apartment District Zone.

PEBB Enterprises invests in Port Washington
PEBB Enterprises, the entrepreneurial private real estate investment firm, is making its first foray into the New York market with the acquisition of a Long Island shopping center. The firm, in partnership with New York-based Sagamore Hill Partners, purchased Soundview Marketplace, a retail property with significant upside, in affluent Port Washington.
PEBB and Sagamore acquired the 188,109-square-foot shopping center at 10 Shore Road for an undisclosed price. The transaction closed on Dec. 18, 2020.
Built in 1962 and 1977, Soundview Marketplace is comprised of four buildings on nearly 11 acres. Notable tenants include Target, TJ Maxx, Walgreens, West Marine and Ace Hardware. Target and TJ Maxx recently signed long-term leases at the center.
Soundview Marketplace presents an exceptional value-add opportunity for PEBB and Sagamore. It was 75% leased at closing, leaving substantial room to backfill remaining space at present-day rents.

Transwestern’s John Bell, Jon Kleinberg and Patrick Heeg of the firm’s Miami, Atlanta and New York offices, respectively, represented the seller. The property was marketed through the Ten-X commercial real estate transaction platform.
Port Washington is a hamlet, or community, in Nassau County on the North Shore of Long Island. The upscale area is known for luxurious homes, marinas, yacht clubs and golf courses.

Road Resurfacing and Tree Replacement Project
Greetings Port Washington North Residents.
Now that the Port Washington Water District Water Main Replacement Project for our Village is completed, the Village is pleased to announce a major road resurfacing and tree replacement project to begin mid-June, 2021.
The following streets will be completed resurfaced curb to curb:
- Soundview Drive from Shore Road to Steamboat Lane
- Driftwood Drive from Soundview Drive to Island Court
- Steamboat Drive
- Radcliff Avenue
- Sandy Court
- Soundview Drive from Sandy Court to Dock Lane
- Pleasant Avenue
You may have seen a number of trees taken down along the pending construction zones. These trees were inspected and found to cause considerable damage to curbs, sidewalks, and the road surface; damage caused by tree roots. These roots have also been known to block homeowner sewer lines. These lines cannot be fixed without the removal of the tree its roots. Some homeowners reported trees that they felt could pose a danger to their homes. Trees that have grown into the sidewalks also pose a safety hazard and in some cases rendered them out of compliance with ADA standards. Please be aware that before any trees were removed the adjacent homeowners were notified and have given us approvals.
All trees that have been taken down will be replaced with more suitable and street-friendly trees. These include the Zelkova Serrata and Acer Armstrong Maple. Not only are these better trees for the locations they are being planted, but they also provide bio-diversity throughout the Village. Planting is expected to commence in the month of May.
